The Cottages at Cypress Point

Pre-Construction Release Speaks to Market Demand, Three Model Homes Already Pre-Sold

KIAWAH ISLAND, S.C.(December 8, 2009) – Kiawah Partners (KP) announces the development of its newest residential offering on KiawahIsland, The Cottages at Cypress Point.  In keeping with the developer’s commitment to preserving the Island’s natural beauty, these exceptional new residences will nurture and enhance a low-density environment, while beautifully blending the indoor and outdoor living experience.

The Cottages at Cypress Point are a custom-designed collection of 23 built-for-sale homesites that range in size from approximately 2,200 to 2,500 square feet.  Priced from $1.1 million to $1.7 million, The Cottages are available in nine different floor plans, each of which is designed to complement the area’s centuries-old, natural wooded setting.  For a majority of the homes, buyers will select from The Monterey, The Leyland and The Vista floor plans while select homesites will offer custom floor-plan options dictated by the existing natural surrounding.  Cottage owners also are eligible for membership opportunities in the private Kiawah Island Club.

Cypress Point is situated next to the fifth hole of The River Course, one of Kiawah’s Island’s two private golf courses.  The neighborhood backs up to a lagoon and features grand trees, which create a canopy for the area’s future residences.  KP’s residential- and landscape-architect teams worked closely together to create staggered building “envelopes,” which will enable homeowners to enjoy both optimal privacy and tranquil views.  All Cypress Point cottages will be made of natural stucco, copper roofs and impact-resistant windows.  Each home will feature a front and rear courtyard as well as a covered outdoor area that provides an additional living environment.  Residents also will have access to the neighborhood’s own private, garden-like pool area.

“This is a virgin site, a spectacular site,” said Mitch Laplante, principal architect for the neighborhood, adding, “The views are stunning. What one will see in this neighborhood are trees, a lagoon and golf course vistas.”  Laplante, of Laplante Associates, has worked with Kiawah homeowners for the past 15 years and is well known for his passion for conservation.

Under the guidance of the Kiawah Island Natural Habitat Conservancy, an understory, or vegetative environment, will be planted to increase the natural surroundings for area wildlife.  As a result of this effort, Kiawah’s animal residents will actually have more, not less habitat.  Clear-cutting was not an option for this project; each grand tree will be left in its rightful place and rainwater will be captured to then be used as natural irrigation around the homes.  Rather than removing trees, streets were laid-out around them; trees were then carefully groomed to maximize views.  Native species such as holly trees, magnolias and live oak trees also will be added to accentuate existing foliage that surrounds the neighborhood’s entrance.  And, to ensure minimal waste, great care will be taken to recycle building materials.

Due to the remarkable response and enthusiasm surrounding the neighborhood, KP’s subsidiary, Kiawah Island Real Estate, already has pre-sold three model homes as well as three pre-construction homesites during an early release offering.  Each of the remaining homesites will be available for purchase in spring 2010.
